Enjoy swimming, snorkeling and fishing a quick walk or golf cart ride away and avoid the parking hassles with public beach golf cart parking.

This beautiful residence is in pristine condition. Fully furnished with high-end designer furniture custom made for this home's floor plan by an exclusive North Carolina artisan furniture factory.

When not at the beach, the community pool is directly across the street. After the sun, enjoy the backyard oasis patio. Completely surrounded by native landscaping on both sides, great for cookouts and cocktails on the included outdoor dining set and propane gas grill.

This home features many desired luxury finish concepts including shiplap entryway, 10-foot ceilings (both floors), durable hand scraped hardwoods throughout, every bedroom has its own bath with quartz counters and custom tile work, huge designer upscale kitchen with large pantry, quartz countertops, marble backsplash and stainless upgraded appliances. In addition to a fully stocked kitchen, there is a countertop ice maker and air fryer.

  We have stayed in the Santa Rosa Beach area approximately 10 times in the last 25 years and this was the best house yet. Perfect layout for a large family. Great location with proximity to the beach and local restaurants. Golf cart was a great added bonus. Quiet neighborhood for families. Only drawback is I might have to buy my wife a $500 ice machine since she liked yours so much!!! Would definitely stay again.

  Location was perfect and the golf cart was a huge bonus! We were close enough to walk to Ed Walline beach access and restaurants around Gulf Place town center. We took the golf cart all the way to Seaside on two mornings and returned back to the house with over 50% charge left.
  
  My husband and I were with our three small children and the house was perfect for us. Clean, spacious, new, everything we needed (we did rent a crib from a third party). The proximity to the pool could not be beat! The communication prior to our stay was quick and efficient! Would highly recommend!

  Tastefully decorated with quality furnishings
  Management company gave excellent prompt customer service.
  Things that could be improved include availability of extra pillows and pillow cases, more "beach-y" amenities such as chairs, umbrella, etc that most other beach adjacent rentals include especially at this higher price point, all non breakable dish ware is in need of replacement, fridge freezes all food even at higher settings. Other than that it is a very nice home, the golf cart is so nice to have for beach outings and the location can't be beat, walking distance to restaurants, beach, shopping. Would highly recommend for all families, our extended family enjoyed our time away and needed the respite from grandpa 's cancer journey. Great memories were made and we thank you, especially Donna

  We spent two weeks in Sunshine Reflections & it was wonderful! The kitchen is fully stocked with all of your cooking & baking needs & the place was super clean & spacious.
  Bedrooms & bathrooms were all clean! (Bring your own hairdryer)
  Proximity to the beach is great! The closest access is Ed Walline access, which is about a two minute golf cart drive, but we drove down to the Fort Panic access most days because it was less crowded. We also enjoyed the use of golf cart & the gas grill.
  Communication from Modern Rentals was excellent & customer service was great!! Our internet went out one evening after a storm & the next morning they sent someone out to fix it. It was back up before lunch!
  We loved our stay in Sunshine Reflections & highly recommended staying here & working with Modern Vacations! We will definitely be back!

  Our family loved this spacious home! Each of the four bedrooms had their own bath (a real plus). Everything was clean and well stocked with kitchen essentials. The golf cart was a real convenience for short rides to the beach. We were very happy with this rental and would highly recommend it.
  There wasn’t a hair dryer or salt and pepper, but you can pack those.

  From booking to checkout, our experience with MBVR was amazing. The house was in great condition, very clean, fully equipped (minus a large crockpot) and in a convenient and quiet location! The beds were very comfortable. The golfcart was awesome and very useful for our group of 10. The MBVR team was extremely responsive and reached out to us on our second day to make sure we didn't need anything (ended up needing a broom and it was delivered within hours). They even sent me a link with rainy day activities for the "liquid sunshine days". We will be back!

  Beautiful house right across the street from the pool, which was convenient for the small children in our group. Very clean. No issues during our stay. The public beach entrance is a straight shot when you turn out of the neighborhood. Everyone in our group agreed the house was as perfect as you can get if you don't like staying directly on the beach!

  We traveled with 4 adults and 4 kids and this house worked out great. When we showed up the house was very clean and well appointed. There are 4.5 bathrooms which was key when trying to get everyone ready. We used the 6 seater golf cart to shuttle the kids too and from the beach but the house is close enough that you can easily walk it. Only downside is that when we went the temperatures were in the 60s and the pool was very cold. We loved this place and will be back o stay again.
