Welcome to Magnolia Sands! This opulent, pet friendly 5 Bedroom/5 Bathroom home can accommodate 18 lucky guests, and with a short walk to the beach, is the perfect hub for large families and friends to enjoy the Emerald Coast.

Inside, you’ll find finely appointed traditional furnishings built for comfort with tropical touches of beach scenes and sea life throughout the home. The first floor includes a handsomely appointed Guest Bedroom with a king size bed connected to a full hall bath. A cozy bunk nook is across the hall with two twin bunks and TVs for the kids. As you walk down the elegantly curved hall, you’ll arrive at an amazing theater area with a large screen and surround sound. A lavish 3-sided sectional with ottomans and a surplus of pillows make this area the place to be for comfort. Drinks and snacks are a short trip away at the built-in granite topped bar area with seating, along with glass doors leading out to the veranda beside the refreshing pool. The pool itself measures 15’ by 35’ with a sprawling tiled deck surrounded by patio chairs for lounging in the sun. A cascading waterfall exudes a resort feel and at night.

On the second floor, you will arrive at an open living area with a gourmet kitchen, highlighted with exposed beams for a rustic feel. Upgraded stainless steel appliances, along with cream colored custom cabinetry and white marble backsplash complete the look, with a sweeping black culinary island for a pop of color. Seating flags the island and the country dining table that has a combination of benches and seats to comfortably seat eight. The living room itself has lightly toned leather sofas, with one being a sleeper sofa with a queen mattress, and matching lounge chairs that face the flat screen TV. The sliding patio door is nearby, allowing you access onto the private gulf view balcony for dinner with friends and family. You will also find a guest bedroom on this floor with a king size bed and access to a full hall bath.

The top floor houses the Master Bedroom, and two additional guest bedrooms, all with private en-suite baths. The expansive master bedroom has a king-sized bed and a sofa that doubles as a queen sleeper. Here you get access to the top floor balcony shared by the adjoining guest bedroom with superior gulf views. After a long day in the sun, step into a luxurious master bathroom with dual vanities, an elegant soaking tub and a marble encased walk-in shower alcove. The adjoining guest bedroom also gives you access to the balcony, as well a king-sized bed. The marble from the master shower is carried to this bathroom to match the theme, while the guest bedroom across the hall gives you a king-sized bed as well as an additional walk-in shower alcove with custom tiling. Whichever room you are in, there are flat screen TVs in all to enjoy an evening of comfort.

POOL HEAT
A $50.00 per day fee is added to reservations booked between October 1st - April 30th for Pool Heat. If you prefer to have an unheated pool, please email or call after booking and the fees will be immediately refunded.
PLEASE NOTE: The pool cannot be heated if it is below 52 degrees or above 80 degrees. As your stay gets closer, we will do our best to keep you informed of the forecast during that time period. We will immediately refund you if conditions do not allow for this.

COMPLIMENTARY BEACH SERVICE
Beach Service is provided seasonally from March 1st - October 31st, weather permitting, and is only offered during regular business hours until 5pm. The service on this property is expanded and includes includes 2 chairs and one umbrella!

PARKING SPACES: 4

While the home is pet friendly, the beach is not. There are no pet friendly beaches in the area and if you take your pet on the beach, you will be at risk of incurring a fine from local code enforcement. There are multiple dog parks in the area that your pet can enjoy. Your pet is allowed to be in front of the house and on the patios and balconies and you are also able to walk your dog on scenic 98.

  This house is in a nice location close to the beach, has a wonderful pool and plenty of space. Unfortunately it hasn’t been well maintained. There were more issues than I can count. The mattresses, at least most and in the main bedroom need to be replaced. All of the beds creak. The furniture in the living room is old and some of the dining room chairs were loose. We had a bit of a bug issue on the lower floor that took a couple of days, but management got taken care of. There wasn’t a can opener or enough flatware, but management did bring a whole set and some other kitchen items upon request. One of the shower heads had no hook, just laid in the shower and later, I found out there was a clog in one of the showers. It’s a shame such a great house isn’t well maintained, I heard the renters next door had the same experience.
  There were positives to this house, it does have a lot of space, and the heated pool just redeemed so much of our week. We really enjoyed our afternoons while the little one napped, just playing together in the pool.
  The proximity to the beach was convenient and the view was nice too. Our family all said they would return despite the issues, mostly because the management company did respond and took care of what they could.

  This property is our favorite place to stay when visiting the area! Very close walk to the beach. Quiet area with low traffic. The property has plenty of space and has accommodated five families at once and still felt we all had our own space. The pool is a great size! Modern Beach has always been wonderful to work with, and very accommodating to meet any needs.

  We stayed at the end of July 2023 for a week at Magnolia Sands. Location to the Gulf is excellent,A short walk with our chairs, etc.
  We all loved the private swimming pool which was quite clean save for the filter which did need the caterpillars and some leaves cleaned out.
  5 King bedrooms with private bath for each was phenomenal for our large group! Only con there was 4 of 5 families complained the bedding was so soft or worn out that we all were popping Advil for our backs every morning!
  Kitchen layout and provided pots, pans, and utensils were the best of any rental we have had thus far in our family trips. One insignificant detail was seen to immediately.
  We ate at the Surf Hut (okay) and Austens for a dinner.Recommend the Whales Tail for a great breakfast or lunch!
  In summary, we would definitely consider a return next summer, but would sure love some new mattresses!

  We were a small group of 5 ladies taking a long weekend getaway. We loved the house and it's location. The walk from the house to the beach is much closer than the picture displayed! It is a beautiful area and not crowded. The pool is larger than all the beach houses I have stayed in. We paid extra to heat it and it was worth it! The beds were comfortable, and we appreciated the extra pool towels. There are a lot of steps, which was difficult for one of our friends with a heart condition. There was a lot of kitchen items to cook with however, the pans could use an upgrade. This is the first rental that I have wanted to stay in
  again and again. I also have to say that the Modern Beach Vacation staff were fantastic. I left my hairdryer, straightener, and curling iron at the house. I asked if they could look for it and mail it to me. They did not hesitate and I received my forgotten items within a week. Excellent place to stay!!!

  I can't say enough about this was perfect for our family to spread out. Our teen and college-age kids absolutely loved the huge movie room and watched lots of movies and basketball on the huge screen, while relaxing on the comfy couches! Having the ice maker, bar, and mini fridge downstairs, made it better! The arcade was also a hit...lots of Ms Pacman. All of this with the heated pool, just outside the door and another TV, grill, and kitchen area, perfect for grilling and chilling by the pool. Beds were VERY comfortable with super soft sheets. Kitchen was well-stocked with everything you need to cook. 2 coffee makers for Keurig or a pot of coffee. The griddle space was amazing for making pancakes, toasted sandwiches, etc. The decks were also a favorite spot to listen to the waves, see the beautiful white sand-lined gulf, and watch dolphins! It was SO convenient to the beach and just took a minute or so to walk from the house! The beach was not crowded at all, even on Spring Break, because it is only utilized by the houses right in that area! Additionally, my boys walked or rode bikes to the Dollar General, at the end of our street, many times for most snacks/groceries. There is also an Alvin's Island right there, next to the Dollar General. Winn Dixie grocery store, chick-fil-A, 5 Guys, and waffle house are all SUPER close and convenient. Highly recommend Auston's on 98 (in the same shopping center as Winn has delicious food (oyster bar and grill) with something for everyone. We got food to-go, but it is a fun environment for watching sports, having beer on tap, or even hearing live music at night. Basically, this house is so convenient to everything for everyone...even the shoppers, with the premium Silver Sands Outlet mall, just across the street. We were all able to spread out and enjoy our own bathrooms. Even had laundry area on 2nd and 3rd level! To top it off, management was amazing and went over the top to make sure we were enjoying
